How a purchase works.

Five stages, in the order they happen. You'll know where you are in the process the whole way through.

  1. Tell us what you're looking for

    Budget, neighborhoods, timing and must-haves. If you only know some of those yet, that's a fine place to start.

  2. We build the list

    Current listings that fit, plus off-market homes when the seller has approved sharing them.

  3. We tour and give you a direct answer

    On tours we point out what we'd worry about — the busy road, the bad floor plan, the price — not just what photographs well.

  4. Offer and negotiation

    We pull comparable closed sales, recommend a number and structure the terms: option period, financing, close date, leasebacks.

  5. Contract to close

    Inspections, the appraisal and the deadlines in between. We keep you ahead of each one so nothing surprises you at the closing table.
