How a sale works.

Five stages, in the order they happen. One of them is a fork: a public launch or a quieter sale.

  1. Walkthrough and pricing opinion

    We walk the home, pull comparable closed sales nearby and give you the list price we'd start at — and the reasoning behind it.

  2. What to fix, what to skip

    Some work pays for itself before a sale. Most doesn't. We'll tell you which is which before you spend anything.

  3. Photos and the listing

    Listing photography, prep and a complete MLS listing, checked before it goes live.

  4. Or a quieter sale

    If privacy or timing matters more than broad exposure, we can offer the home off-market — you approve who sees it and when.

  5. Offers to close

    We compare offers on more than price — financing strength, option terms, close dates — then manage repairs, the appraisal and the deadlines through closing.
