Rosedale neighborhood guide

Rosedale developed through a series of subdivisions rather than one master plan. Much of its 1930s and 1940s housing sits between Ramsey Park, Burnet Road, North Lamar Boulevard, Shoal Creek, and the 35th and 38th Street medical corridor.

The City's Neighborhood Planning Areas layer has no feature named Rosedale, so this page uses the reporting area instead of a planning-area boundary.

History of Rosedale

  1. The area was assembled through multiple plats beginning in the 1890s. Lee Hill and Alta Vista were mapped in the 1910s.

  2. Melrose Terrace, Shoalmont, Rosedale Estates, Tonkawa Bluff, and Shoalcrest Oaks followed in later decades. Many homes that remain today were built in the 1930s and 1940s.

  3. Ramsey family nursery land was subdivided, and parcels donated or sold by the Ramsey sisters were consolidated as Ramsey Park. Exact deed and dedication dates need additional primary records.

  4. The former school campus at 2117 West 49th Street was built in 1939 and served as a school facility until February 2022. Today's Rosedale School is outside the neighborhood at 7505 Silvercrest Drive.

  5. The Moore-Hancock Farmstead stands at 4811 Sinclair Avenue. Its designation and construction chronology are recorded separately in City landmark files.

Homes in Rosedale

Documented housing includes compact Depression-era houses, cottages, bungalows, Colonial and Tudor Revival houses, ranch houses, later additions, and attached or condominium redevelopment.

Multiple original plats mean lot dimensions, alleys, setbacks, frontage, and building age can change by block.

Current Rosedale prices, sales, appreciation, inventory, and days on market are not included because no current dataset matched the guide boundary.

A home's age or style does not show its permit history, structural condition, drainage, private restrictions, or whether additions were completed as authorized.

Restaurants, stores, and local services in Rosedale

These places are inside the guide area or along its commercial edges. Their addresses and operating status were checked July 31, 2026.

The restaurant identifies this as its first location, opened in 1996. Hours and operating status can change.

The hospitals along West 38th Street and North Lamar are institutions on the guide-area edge and are not included in the business list. Later occupants at one address are separate businesses unless continuity is documented.

Historic restaurants and businesses in Rosedale

Opened here January 20, 1978, closed the original location May 4, 2015, and reopened later that month on Airport Boulevard. The Airport location is not a Rosedale business.

Parks and playgrounds in Rosedale

Ramsey Neighborhood Park is the main City park in the guide area. Shoal Creek is nearby, but public access is not available from every location.

Ramsey Neighborhood Park

The City has described a playground, walking path, pool, courts, field space, pavilion, picnic space, and restrooms. Playground detail from a 2018 City article is not a current equipment or accessibility audit.

Schools in Rosedale

Austin ISD's 2026–27 locator returned different assignments for three sampled addresses. Two interior samples returned Bryker Woods Elementary, O. Henry Middle, and Austin High; the former school tract returned Highland Park Elementary, Lamar Middle, and McCallum High.

School assignments Assignments differ within the guide area. Check the exact property address and current school year. Transfers, academies, and application-based programs are separate from residential assignment. This guide does not assess school quality.

Austin ISD 2027–28 boundary proposals

The district's 2027–28 boundary work remained at the proposal stage on July 31, 2026 and had not been adopted.

Getting around Rosedale

CapMetro routes 3, 5, 30, 335, 491, and Rapid 803 served corridors in or near the guide area in the schedule period ending August 15, 2026.

Routes, stops, frequency, and alerts can change after service updates. Sidewalks, crossings, stop access, and travel times vary by address.

Changes in Rosedale

  1. Austin ISD executed a sale contract in August 2025. The rezoning case for 2117 West 49th Street and 4709 Rosedale Avenue was postponed to September 10, 2026 when checked.

  2. Reduced-scope boundary work for 2027–28 remained in proposal development on July 31, 2026.

  3. Ascension says its new 178-bed hospital on the 38th Street campus welcomed its first patients on June 29, 2026. The opening does not establish unmeasured traffic or property effects.
